I think some of the softwares mentioned are web based and only work with companies in the USA. Are your properties in the US or Canada?

Big believer in blockchain tech and Bitcoin! Since we are on a real estate investing site, has anyone heard of Decentraland? It is virtual real estate for a decentralized VR world.

 Your right, just looking at appreciation of coastal property its hard to pass on. Breaking even will be a happy day!

I am dealing with the same issue right now in Santa Barbara CA. I am eating a few hundred a month. It will be a few years until I can refinance and break even but worth it to secure a nice socal property.

Yeah it is pretty easy to do yourself if you have some basic tools. It cuts similar to wood flooring, I just used a normal table saw.

Hey @Tim Pritchett

I did about 800 square feet of my house and it cost around $3000 including all the underlayment and baseboard. It took me about 12 hours total I think. Like @Marcia Maynard said, be careful when choosing the right flooring. Some brands can have separation and it becomes a pain in the @$$ to deal with!

I just installed high end vinyl planks throughout my house and love it. It is almost made out of a PVC type material and the planks are fairly thick. If you are planning on renting the property I would suggest going this route to avoid scratching/wearing of hardwood. I believe it was about $3 per square foot and is indestructible.

Hey Alex, I think both of those softwares would work well for your portfolio size. I personally have heard more positive feedback on Rentec Direct.

I would always factor in Association dues/assessments into the formula before pursuing a condo rental. I have seen some crazy dues in Boston.
