@Garrett Kuhn - thank you Garrett! I've known about List Source through BP podcasts to get into direct mail but did not dive in yet. Not anymore after watching this simple yet effective process. Thanks a bunch again for sharing!

Regards,

@Ian Jaeger very true! As a newbie investor, I can’t agree more with Ian on this.

My daily routine as part of learning/education is going through the forums and my keyword alerts and it’s been super valuable so far to learn more and also to network and make connections with other investors/agents/PMs in the local market.

Bumping the thread to the top

Thanks for the Q, John! I am in the same boat as you trying to understand how to read tax records and find absentee owners or other tax delinquencies. Please let me know if you've figured this out.

Thanks!

Thanks for raising this @Dustin Garrels!

We are looking to invest in our 1st small MFH property in Columbus, Ohio market and have been in a similar situation on how to budget for CapEx and repairs while analyzing a deal.

Is T-12 applicable for small MFH (2 - 4 units) properties as well and who provides this info?

Thanks!

Hey @Joey Ma - I came across an old post to decode the same law. Link below.

Per the forum post, you only have to pay interest if you collect a greater security deposit than one month’s rent, and then only on the balance that is greater. If you set your deposit equal to the monthly rent, you're good.

Hope this helps!

Hi - Going by the criteria above, is it accurate to say this isn't applicable for rookie buy-and-hold investors?
