We are looking to invest in our 1st small MFH property in Columbus, Ohio market and have been in a similar situation on how to budget for CapEx and repairs while analyzing a deal.
Is T-12 applicable for small MFH (2 - 4 units) properties as well and who provides this info?

Hey @Joey Ma - I came across an old post to decode the same law. Link below.
Per the forum post, you only have to pay interest if you collect a greater security deposit than one month’s rent, and then only on the balance that is greater. If you set your deposit equal to the monthly rent, you're good.
