Hello BP users,
I'm trying to compare if I need to use http://www.city-data.com/ or https://www.neighborhoodscout.com/ for in-depth market analysis.
I know Neighborhood Scout is a paid service and probably shares better analytics and recent data compared to City Data. The question I have is how old is the city-data? And, what is your recommendation for a rookie investor?

Very true. And thanks for the link. My idea was to see around which industries should I look for properties that will rent well, if that's even a wise/possible idea. Being a renter myself and with the different laws of the land, I'll make sure never to discriminate on any grounds. π

Thanks for the replies everyone. Interesting perspectives for sure.
More than just reliability, I was thinking of looking at professions as a factor for evaluating vacancies and rentability. For example, I'm assuming that properties near campus towns would be highly likely to be rented continuously than somewhere in a suburb. That also comes with a headache of college kids not always keeping the properties clean. (I've been there - I know how some of my friends were π).
But people in suburbs, let's say somewhere in Michigan, typically look to buy properties than rent as they have highly stable jobs and more importantly, a bigger family.
So, outside of college towns, is there a particular industry that always ends up renting properties because of the nature of their jobs?

And, French is most widely spoken in Luxembourg, followed by Luxembourgish, German and then English! :)

In your experience as a landlord, is there a particular profession that stands out among all your tenants as commonly occurring? Has a particular profession (ex: nurses) resulted in prompt payments and less vacancy rates?

@Jasraj Singh Hi Jasraj. Do you need to have a green card or citizenship before you start real estate rental investing? Do you know if someone on a work visa such as H1B can still buy properties out of state, rent it out and make income?
