@Nick Peters - Thanks a bunch for the bookmarks! Love # 7. I heard @MeganG14's podcast (show 387) on establishing a PROP system. The first P stands for procedures/templates and #7 is just that and more!

@Jessie Randolph - Congrats on your 1st deal! We are looking into our 1st buy-and-hold MFH investment property in Columbus, OH as well and reading your story is inspiring!
I echo @Mikael Winkler's thoughts and unintentionally wanted to stay away from Section 8 housing. Outside of the admin paperwork, did you run into any other challenges on this?

Hey Max - congrats on taking the plunge and knowing how to analyze deals is a superpower for sure! :)
Out of curiosity, what drove you to consider Kansas City?
Good luck,

@All - I just wanted to say thank you for the inputs on this thread so far! We are also looking into buy-and-hold MFH investing in MI as it's local for us. The areas and feedback provided so far have been super helpful and I've been using Asana to capture the info and plan our next steps.
Also, since BP is all about knowledge sharing.. for any newbie investors looking to start developing systems and using tech to treat REI as a business, check out Asana - a pretty cool free project management software.
Thanks!

Post: BP Profile Completion Tips

Hello Fellow BP-ians!
I'm starting out in real estate investing and came across the importance of having a complete profile in Bigger Pockets listening to a few BP podcasts. I joined BP in April 2020 and been a member since then. However, until just some time ago, I never completed my full profile by uploading a pic, writing a bit about myself and my goals forward and my Insta/LinkedIn profiles. Yet, I haven't received the 'profile complete' award/icon. I'm not sure what exactly I'm missing from my profile and would like to get your inputs on what else is missing in action.
More importantly, I just want to say hello to the BP community. Hopefully the completion of my profile is a good indication that I am taking the BP forums and taking Real Estate Investing seriously. I consider this update as one form of taking action with many more to come. I look forward to connecting with more members of this community to learn, be curious and grow!
Thanks!

Post: Real Estate License On H1B

Hello,
My fiancé is on H1b (work visa) in the US and we were looking at investing time in getting a real estate license - as a means to get access to and find deals on the MLS. But then, I came to know about the requirements for a broker to work with as the final step in obtaining the license.
Wanted to find out if anyone on H1b has gone down this path to get a real estate license.
Thanks,
JK

@Jimmy Chao - That makes sense. Right now, we are almost close to narrowing down our top 5 markets and will get into more specific zip code/neighborhood search (of course, being frugal and starting free first ;) ). Thanks for your insights!

@Jed Haslam-Walker - Got it. I'm looking to invest in US cities and currently in the researching stages on which market to settle in for buy-and-hold rentals. Then, build a team around it. Thanks a bunch, Jed!
Will keep in mind to ask for a neighborhood report when I get there. :)
