signed that she will vacate sept 30

so fingers crossed, if she has to stay another week or 2 its $800 per in advance ... so I'm actually looking forward to seeing the last of her son the SLOB

why would you sell a MF that could be performing better? only to buy another MF? forget colorado unless you like isolated locations no cash flow here.

Can yhour insurance send an adjuster to see it and answer the question for you? Yes your insurance will go up but by hoow much is the q.

can you wait until tenants have vacated? No investor wants 3 sets of legacy tenants and their leases, and it wont show well with tenants stuff strewn around, damage from animals, bad paint condition, etc. And tenants never cooperagte with live showings. Unless you can sell it "as is where is with all faults" and take a big discount. Or sell it to O/O who will live there. The fact that its a rental has nothing to do with your qualifying for the 1031. I dont think anyway.

All my tenants deposit the rent via bank check from their account, into my account at my bank. They get a receipt. Its up to them to take care of this since they signed the lease explaining exactly how they oughta do it, so far they are compliant.The above tenant signed that she is vacating sept. 30. I scheduled final walk through for that day at 1 pm. She actually emailed saying she appreciates the move-out checklist. Turned a lemon into a piece of cake!

there's a "stacy" at some housing agency who gave her advice. no phone #

Still dont have state law info I asked her to link me to.

Wont sign a simple doc agreeing to vacate. Says the end date of the lease is sufficient. Tenants dont care if they stay after lease ends they leave it for the court to figure out and the landlord to empty their pockets. She probably already heard that from one of the many souirces she is consulting,

fingers crossed. she says they are packing. another nightmare on the way.

thank you all for your expert and sophisticated responses. She's now late into the last half of the 90 day notice i gave her. i will be notifying her today of the fact that she needs to vacate sept 30 and the lease is still the KING. After the exhausting phone call Monday I am definitely going to move her along I just hope she does vacate. She seems to be wasting time getting crap advice instead of looking for another place to live while waiting for her loan to finalize. She has always tried to get me to work for her and I have always slipped the noose and this time its final.

Tenant (not Section 8) says the agent at the Colorado housing office told her the lease she signed means nothing and she can ignore it.

She also is requiring me to file a "credit" record (???) that she paid rent otherwise the lender will define her as "homeless." This record is supposed to contain evidence of every payment no matter what for along with dates, etc. She's trying to buy a house. She's going to give me a phone # to call. I dont see an issue, I can rattle off the numbers. In olden days one could present a utility bill showing proof that one lived at the address ... guess that's history ...

I offered her the opportunity to extend her lease for 6 months at a higher rent, but she is refusing to pay for a background report since she doesnt understand what information it will provide. My rule is "new lease=new background report" since a year has passed since the old one.

Someone at that office also read the lease and said it's a conglomeration of different leases. I'm a little scared ..now that the housing drones have unliiked it ...
I never heard of any of this in the 13 years I have been a LL.

The other option I offered her is to leave when ler lease expires which is Sept. 30. But she accused me of putting her out on the street. I gave her notice, the new lease, and option choice with 92 days notice. Isnt it strange how they always run out of time.

Just another chapter in the freaky friendly renters record.

HI all,

Just closed on this property and buyer paid $50K over list, i heard buyer bought it as an investment ... no idea what he's gonna do with it, no interest in any contact with him. I had a great run with it, and the area is going down so its now the nicest house on the block. So glad thats over with.

never got the paid in full receipt but i have the venmo receipt and he has nothing in writing from me. Hes posting on social looking for mowing etc. so thats fine hell get busy and forget about it. thanks all for your help.
