The VA requires holding a property for a minimum time i think? If you plan to buy and live in it while remodeling I think you'd be better off with a conventional loan or maybe even hard money? The VA might catch on to what youre planning and might not approve of it. The VA low interest rate is designed to help folks become homeowners for the medium term or longer. … That said I have lenders pestering me to cash-out refi my VA loan into another one so maybe there are a lot of folks doing this.

Will you be able to get homeowners coverage and don't forget the roommates need renters insurance. Accepting animals is a big risk you might end up having to care for them … just saying… if they ruin room walls and doors

If only they would READ THEIR LEASE instead of whining about stuff they want to change. Home ownership is the only way they can do what they want. But of course no lender will underwrite them, which is why I get 5-6 junk mails trying to sell me refi’s or loans.

Quote from @Jane S.:

I wasted 3+ weeks banning animals when i put my very nice remodeled SFR up for rent. 72% of applicants disqualified when i asked if they had animals. One man had 3 great danes. He got offended if I asked if he has a backhoe to clear away the piles of feces. Another woman said yes its a blurb (mumbled) I got her to admit its a pit. "But hes registered". Yeh I said at the top of the dangerous dogs list. Another one offended. Honestly I cant bite my tongue enough to stop my sarcastic comments. Then when I allowed one small less than 20 lbs dog they started in begging to bring their rottie, GSD, 80-lb whoknows, etc. So none of them qualified financially anyway and tried to lie their way through it. I just put the house up for sale, had enough of these morons. Everything in the above answers is true if you have no need to sleep soundly at night and dont care if you have to replace miles of carpet, baseboards, drywall, etc.

You want it all. How about prioritizing. Family first then business. If you can get rid of it for $350K you will still have to pay Cap gains. Just my 2 cents. Tenants are a nightmare.
