Do you mean you’re exchanging 4 of your properties? If so, my QI would add on after the first property but probably a smaller fee.

I dont think the $10K would even cover damage! And its not in a great bnb location

NOMAD wants to rent my house with a Master Lease where they pay me the rent and then sublet to occupants who pay them. They offer a $10K repair fund to fix damages in addition to SD plus warranty for appliance repair etc.

I have no say in whom they choose to move in, whether there are animals, limit on # of occupants etc. they reserve right to inspect property so i have no idea if they can tell me to remodel, paint etc.

does this make sense i have a vacancy coming up in October (bad rental timing).

She piled trash on the side of the house instead of putting it out for collection

My broker asked why i chose a certain title co. He wrote, “we are not using Xxx title co.” I dont think its up to him is it? Im the seller and doing 1031 exchange to avoid a $50K tax bill and i dont want the broker interfering with that end of the sale!!

Would be a challenge to find tenants with 3500 for rent

You might end up with a roommate nightmare youre better off selling.
