@Jonathan R. Kansas is experiencing a population and economic loss as a whole. Sedgwick county is one of the counties experiencing growth in the ecnonomy and population.  That being said, the city of Wichita is experiencing population growth but it is well under the national standard.  The same is true for the economy, we are growing but compared to similar cities we are falling behind (if you don’t read the Chung Report, I’d start subscribing to it).   A lot of Wichita suburbs (primarily Maize and Andover) are experiencing above average growth in population and economic growth. 

Now, for your original questions. I think the likelihood of appreciation has a lot to do with the economy and areas of gentrification. I think there is a lot of opportunity in the area surrounding WSU. With the schools growth, massive amounts of investment (innovation campus for instance), and growing influence in the area; I think there is a lot of opportunity for gentrification through coordinated investment.

Wichita as a whole might be struggling to figure out how to grow the economy faster, but I think the city and WSU is making the right moves to make that happen. There is a lot of money  going towards civic projects and training for STEM.  I am definitely optimistic about the future.

Lost of investors in the area love a good duplex, but the sheer amount of deals for MF vs SF makes a good SF deal come across more often. Just run the numbers and make sure it’s a good deal.

The contract we use will have a number of days in which you can perform your inspection then submit an amendment for your inspection results (this is essentially a repair request). If you sign something that says you do not have a right to amend after an inspection then you are locked into a purchase of the home. Let me ask you something do you have your own realtor or is the real estate agent the one who listed the home? If it is the one who listed the home they are working in the sellers best interest and you had better damn well get a buyers agent to represent you.

Doesn’t sound like you are using the KREC “Contract for purchase and sale of real estate (residential)”? Section 12 is the Lead Based Paint section. Not sure what contract you are using... Without actually seeing the contract I’m not sure. But my inclination is to say no, if your contract says there is no inspection contingency and you are buying “as is where is” then that only leaves you a financing contingency. But considering your contract is different I’m not even sure you have that.

Additionally, they always end up deploying or they get the boot with no benefits.

100% no! Join the military because you want to serve your nation. If you just do it for investing purposes you’ll just end up hating it. Speaking as a commander in the US Army Reserves no commander wants a recruit that is only looking out for the benefits. They make terrible Soldiers and always try to get out of deployments.
