So excited to hear good things about Cozy. I have been reading their newsletters and all looked good. I buy a duplex that is currently occupied so my next rental, I will give Cozy a try. 

@Mike X. are you using a property manger? If so, they would probably use the Florida REALTORS standard residential lease. It covers a large number of important clauses for landlords. There are available addendum, if something is missed. Speak with a property manager, they can direct you to the right forms.

I used Secure Private Funding for my first deal in April 2015. I was able to close within 3 weeks and acquired a cash flowing duplex at $55k. The loans are 50% so you have to have the other half. Now I am refinancing and pulling out most of the cash I put in this deal for my next deal. Be sure to buy below market value. I had equity from the first day and my local bank did not require a "seasoning" period. So, I am about to repay the loan and increase my cash flow from the property. Good luck!

I would agree with @Account Closed. I would interested in a software that helped with tracking mileage and an app for when I am on-the-go. Something with quick property analysis would be great for a beginner investor.

First try to get a commercial loan from a local bank. Hard money should be used for short term investments such as flipping. Private is a bit better for the long term. Usually terms up to 5 years with a ballon payment, at some point you will have to refinance with a bank. Hard money and private are more expensive than money from a bank, but if used right they can help you achieve your long term goals.

I just closed on my first property this week as well. I must give a big thanks to BP! The advice, forums, and podcasts have been essential for me becoming an investor.

You can start with a real estate agent, one who has access to your local MLS. I visit websites like bestplaces.net and trulia.com for first level research.
