We'll never really know what renters on the lower end are thinking but adding to the list of reasons people rent vs buy is a general concept I call 'financial immaturity' where people don't plan, save, delay gratification, etc. in order to invest for the future. If they're renting a property valued below $150,000 - $200,000 they would likely be much better off owning than renting.

I grew up in Los Angeles and, yes, it's way too expensive making real estate there a risky, speculative venture. With each passing year, I become more conservative and love investing for stable cash flow rather than gambling on appreciation. We've done lots and lots of business in Atlanta and like that market. Real estate investing isn't perfect by any means but it's better than anything else out there. We're happy to assist you.

I had Consuelo Mack on my podcast and she quoted Meredith Whitney (who's been on my show too) saying; "the midwest is her favorite emerging market." I agree and the same applies to several areas in the south too. Buying real estate in California or any other high-priced market is more like gambling than investing. Anything without cash flow is a speculation, not an investment.  I hope that helps, @Crystal Chang.

We're not planning to run those businesses, just to be their landlord but I do agree that it's more complex than the apartment complexes we have. The creative side of this project is exciting, just hope it all goes well.
