After selling my last Orange County, CA home around 2011, I moved to Arizona and fell in love with a great rental deal. The place was probably worth $1,300,000 to $1,500,000 or so and I got it for about $4,000/mo. - awesome RV ratio! After spending approx. $11,000 per month PITI+HOA in California, it felt great! I rented a few other places and they where all decent deals on an RV ratio basis but, as I've mentioned on my podcast, after moving to Florida last year, it seemed like many of the nice high-end rentals had been lost to the STR market. After searching without any exciting results, I ended up buying in Florida. Renting would have been a better deal but no luck, oh well. Either way, income property, is the most historically proven asset class in the world. Happy investing! :-) @Steve Vaughan @Jay Hinrichs

We don't publish for that one as much as my Creating Wealth show because we're a little worried about oversupply in the STR market. It's great but I think people should be careful and have a balanced portfolio of long-term and some short-term rentals. Glad you found the show valuable and we will continue to publish more episodes in the future.
