I have five single family properties with five separate notes that I am planning to hold for a long time.  I was considering the possibility of consolidating the notes into one note and taking the equity and using it to purchase an additional property.  I was curious if anyone had any thoughts to the pros and cons of consolidating into one note.

Welcome@Ryan Vienneau

I also started at 21 and it took me 20 years to finally get serious about investing.  All I would say is don't give up, it has been great getting back into investing and I love it.

Hello@Reese Thompson

I always make my offers subject to inspection and I am present when the inspection is done.  If you have any questions on issues that you may have you can ask the inspector, and if there is an issue they can make note of it in their report.   If an issue arrises you can always write an addendum to the offer to cover the expenses to fix issues.  I just closed on a property yesterday where some issues came up during the inspection and we renegotiated the sales price.  If the seller is unwilling to cover the cost for the repairs then you have the option to bail if you want.

Hello @Corey Pascuzzi

I would agree with @Marcia Maynard while it is good to have a plan in place if you need it, but I would not worry about it too much until it happens. Stay in contact. It shows good character that she approached you with her situation so it would seem that she has respect for you and your business.  That is better than the alternative.
