I have my life insurance license and I have to tell you never get whole life. It give massive commissions to the sales rep and locks the client in with fees. You can get term life for a small percent of whole life price and then use the difference in actual investments. Like some other posts life insurance was never made to combine insurance and investing. Keep them separate and put the difference in a simple mutual fund. You'll probably end up with similar returns and you won't be fined to take your money out. I highly recommend you shop around and not listen to an agent that will get a a couple grand for your "investment". Good luck and let me know if you have any questions. Jason

This is going to be a game/discussion for you to say why your favorite podcast is the best podcast for Bigger Pockets. Reason behind this is for beginners to not only watch all 200+ videos but also to zero in on the most beneficial for them.  How the game works  1- you comment on why you like the podcast previously discussed or don't like the podcast previously discussed.  2- mention your favorite podcast and state what the podcast is (name of person/#), what it was about (brief description), and what you got out of it (what it meant to you). I'll start My favorite podcast is Justin Escajeda 123. I have to throw down Mr Justin Escajeda podcast 123.He was so low in his life that he was at one point he was walking next to train tracks with a sack over his shoulder homeless. Now he is a full time investor and euntrepenuer. He thinks completely outside the box. He owns single family (unless he sold them by now) multifamily, mobile homes(19), commercial/residential, even a self storage that doesn't envolve an employee to watch the location. These angles towards revenue prove why he never stops being creative and is never a one sided investor. What I did like about Justin is he has a different mindset than the average person. Love both of these podcasts maybe I picked Justin's because I just watched it. Don't know but damn good podcasts. Both of them.  Next person up - describe if you agree disagree and then mention your own. The more people that play will snowball into an entire description of the most beneficial podcasts. It's up to you guys to keep this going. I'll try to have a tally going also.

I'll start

be careful with the condos in ft lauderdale. I had and expiry firnd that live up there looking for a condo and most of them had major regulations about renting out units and even snow bird rentals for a few months. I live in Miami. Any recommendations for down here?

@Rick H.thank you for the advice but ive always been curious to how seller financed really worked. Can you be specific on how that would work in this sceneries?

@Michael Lee just to clarify, my sister doesn't want anything to do with the house. She just wants her half and to get out regardless to what I choose. She doesn't want to keep it as a rental. if I sell it I would get around 100k for it. If I do option three I can retain $500 cash flow in the rental and refi for 100k. So basically she gets 100k, I get a house, and get back 100k to reinvest.

@Ken Teng the reason why the refi only to take out 100k of the 200k house is to maintain a good cash flow of $500 a month. Plus in worst case scenario I can sell the house and still get some good money out of it.

@Mark Weinstock browsed is cheaper for sure but just like anywhere you have to look at the area. just to give you guys a heads up. i found a realtor that was my coworker. i can trust her and i feel pretty good that she won't commission hunt on me. by pure luck her brother 20 years ago bought 2 SF and 2 quadplex and he retired a while back just living off the rent. he has been buying and selling other homes for flips. he has decades of experience. hoping he will throw some knowledge my way. there is a light at the end of the tunnel.
