Hey Javier!

I've been house hacking a duplex in downtown St Pete and it's been great for me. I've mostly been doing STR on the unit I don't occupy but during COVID I rented it out furnished for 6 months. I'm experiencing an average of 80-85% occupancy on Airbnb and grossing about $3500-$4200 per month with a mortgage of about $1,900. Have you been looking in the St Pete market?

@Jordan Garcia: Thank you so much for your feedback!!! Will definitely look into that market.

Hello BiggerPockets community!

I hope anyone reading this is doing fantastic. Lately I have been searching non stop for income properties in Florida to invest in to rent out or maybe even house hack and the analyses that I have made to some properties with the BiggerPockets calculators have been interesting (Jasksonville, Tampa, Plantation, Fort Lauderdale, and more). Has anyone recently made an investment that can tell me how it has been going? I'd be really intrigued to hear about that!

Best to all,

J.

Thank you Blaine, I will definitely take that into consideration. I have generated 3 leads recently and they have all answered promptly after sending them a message through BP Network, but I still have not had a legitimate phone nor text conversation and that is what I am trying to educate myself for through comments like yours.

Thanks again, brother!

Hey guys!

I am trying to network as best as I can and I want to know if I am doing it right through my first conversations with different agents. I have been wondering what is a good and effective approach to determine if a real estate agent is good from the get go?
