@Linda L. We are in the same boat as I have 9 doors and looking for a change. I have been with Cozy for 2 years. I think I am going to TurboTenant. What I like about them is: Free. The landlord can require proof of insurance. I like how they syndicate to so many other sites. I also like their application - more detailed than others. I also like the way it tracks leads.

@Gerardo Lewis I would call and get an estimate from an insurance company. I compared several companies in town last year. I ended up getting a policy through Cottons All Lines Insurance Co in Gainesville. They were very easy as well.

@Gerardo Lewis you can use an app like DealCheck. You can input up the Taxes, Insurance. Factor 10% of income for maintenance, 5-10% for CapEx, and add property maintenance if you need. It will calculate your numbers for you. Hope this helps.

@Alipate Moleni I invest in Student rentals. The reason to invest in student is because the premium rent you can get. However, the to get that premium, you have to be almost on campus to give the “student experience”. That is just my opinion. For me to call it a student rental, I want something they can walk to class.

@Sophie Pierce the numbers sound great and I love student rentals. For sure, look at the ordinances about unrelated people living together. This is popular in college towns and it can cause problems for a landlord.

@Craig Dieterich I have done loans this size with commercial lenders at the local bank. Generally, 20% down, 5%interest amortization over 20 years, rate is adjustable after 5 years.
Delayed Financing would also work.
