Hello Corey, When you say your team does new construction do you mean the sales end of it for builders or are you actually building new homes yourself? I'm not too far from you down on the southcoast.

Also check if it is town sewer or private septic. If it's septic you almost certainly will have to upgrade septic. No light chore.

Put a level in the middle of the gable end walls. If they're close to being plumb then the trusses were installed that way. If the gables are tilted the same direction as the common field trusses then the whole roof shifted.....

There is a realtor around here who specializes in bank owned properties. In fact it looks like that's all he lists.... Anyway, you'd think he'd say to the bank on some of these...."you know you're asking about $100k too much for an investor / flipper and a homeowner isn't going to touch this".....They he probably lists it and say's to the banker, "okay, we'll talk next year when I haven't shown it"....

If they're anywhere close to $200 psf they are low. I design for a builder who builds about 70 homes a year well outside of Boston and his cost to customer is over $150 psf and that is vinyl siding, PT deck, prefinished flooring etc. Add wood siding, nicer windows, sand in place flooring etc. and of course nicer finishes / kitchen and $200 psf is in the rear view.
I also design for a few Cape Cod builders and they are in the $250-$400 psf range.
