 Brian I am looking at them as well - how long have you been with them? I am with Nabers and would prefer to move to a platform that provides robust book keeping and filing services.

Mark, I just saw this thread. I am looking at this presently and would love to know how you use whole life - do you use it to invest in notes, for downpayment, full amount of sales price? How do you pay yourself back? 

I have found a lot of material on real estate investors using the policy for investment, but none that sure the nitty gritty/give a detailed overview of how e investors make it work.

@Phillip Austin Thank you. I have found a way forward - while there is not a lot of open discussion on terrible providers, investors are willing to share great experiences. I found one that three investors independently recommended, so after interviewing them, that's most likely who I will go with.

so do you know of a pm company in Cleveland that manages for long term tenancy and has a track record to show? I found great pm companies in other markets but not here as yet - had a terrible experience. Read through a lot of PM contracts and was not happy with them. Please share any recommendations.

@Bob Collett great post. What is the smoothest way of switching PM companies given that the switch would be from a company with whom you are having pretty major problems. Do you also do a assessment of the property you take over to see if it needs work/what the rental range may be before the contract is signed?
