Contractors or builders - upgrade the home. House is on 3 LOTS!! This could be a great REHAB project and would make a huge home; or as a flip, could make a huge PROFIT. Hello Everyone, 

Would anyone have a rental property up in Hamilton, Ontario for rent?  

My Ex-Mother-In-Law, super nice woman, had a house fire yesterday and lost pretty much all. Unfortunately, she did not have insurance.  They are in desperate need of help and hopefully someone has a rental property ready to go.

Just to add, it is not cash flowing.  In fact I've had to put money in every month for many years.   The collapse down here made it impossible for us to refinance and did all we could to survive.

Ideally, a private money lender to pay the loan and fund a rehab and split profits after complete and sold.

My wife Tami and I own a property in Hamilton, Ontario.  There is quite a bit of equity in the property.  It is almost paid off, still owe about $18,000.00.  

Property the way it sits I am being told is worth around $150K, but it needs repairs.  Rehabbed, it could be worth $250K.  I know it needs a roof, new kitchen, bathrooms.   I live down here in Florida and it is difficult to manage a rehab from down here.  

I am trying to put together potential deals or find and investor, maybe a rehabber to partner with us on the deal and when we sell it after rehab, we split profits. 

It has been rented for 19 years by the same renters.  They unfortunately don't have the means to purchase it or have enough down to make it a good Lease-Option deal.

I would check with your title company first.  See if they could help figure it out for you.  As long as they can transfer clear title, that's what is ultimately the goal and let them make that decision for you.
