32209 is not a good neighborhood. Depending on condition of course, but if it needs a full rehab you are gonna have to get it for around $7K.

Just have to hope that she is not talking to anyone else while her lawyer is out of town, so the deal will still be there when he returns. Or write it up with contingencies for her to have the contract inspected by the lawyer. That way at least it's locked up and you can wait for the lawyer. Of course he will probably kill the deal, but ... at least you know you can sleep at night. The lawyer will probably buy it 2 months from now. - lol

Yes, you can add your assignment fee on top of their assignment fee, as long as your buyer is ok with it and the price. I've seen 4 and I am sure some have seen more. - LOL

I guess @Joe McCall's entire empire he built from Lease-Options is from stealing from people and not helping them achieve the American Dream. HHmmmm, as well as all the other respected multi-millionaire investors like Sean Terry and Matt Theriault. I guess they are all bad apples too! - lol
Secondly, nobody can predict the future. My statement made was in a worst case scenario situation. @Rob Cee was concerned about if it does fall through. If they default, you have no choice but to do it all over again and you are in a better position or you might be able to sell at a profit at that time!!! You guys are twisting things unless you really think I have a crystal ball of some sort that can predict when a Lease-Option is going to fail or not.
@Rob Cee it sounds like you are not being narrow minded and going in the right direction, just do all your research first. Seriously look into Joe McCall. Reach out to the more Savvy and creative investors in Bigger Pockets. Find an investor in the area where your property is and have them help. You can use help with feet on the ground and you can pay them out of the Down Payment from the Lease-Option that us bad apples might do!
Either way, Good Luck with the property and keep your head up about it, you'll get through it.
