My wife Tami and I wholesaled 20 deals so far in the last 2 to 3 years, doing it part time.   Tough to work a 50 hour per week J.O.B. (Just Over Broke) and get this going, but it's the only and best answer to the freedom we will achieve.   It has helped us get through life and gearing up more and more for better marketing and putting better systems in place to be able to ramp it up to 4 or 5 per month, so I could do this full time and we can truly enjoy life like people should. - JC

Great Stuff Ed!

Wish I would have started back in high school.  Start wholesaling while you are in high School to build capital.  Align yourself with an investor at one of the meetups in NJ.  Be their apprentice.   Try and not do the typical high school job if you can.  Use all your time you have to learn and grow real estate.  Breathe it.   Be a bird-dog.  It will be a start into wholesaling and learn from the investors that you get in contact with.

Listen to podcasts:  Bigger Pockets, Joe McCall, Matt Theriault 

Read Rich Dad Poor Dad to start. 

Way to go!  Live now like no one will, to live later like most can't!  And at your age, you can live an incredible life.

I was born and raised in Welland, Ontario but have been living here near Orlando for 19 years now and loving it!  Wholesaling as much as we can.  Own a property up in Hamilton Ontario, getting finances setup to do a rehab on it.

Looks like you have the bulk of it down.  The 70% or 80% depends totally on area and what your buyers are looking for.  If you have a buyer looking for 15%, the 80% is good as it allows you to collect 5% in between if bought at 80%. 

What type of marketing are you doing or looking to do?

I was gonna state in my previous message that it would be for a wood frame house, so $9K for a CB should be good.
