Assignment contracts are definitely legal in Florida and the preferred way to do deals.  As stated @Ryan Kopczyk from Southeast Professional Title is definitely your go to guy for closing any type of deal you need.

We can go for coffee and discuss shop talk when it would be convenient for both of us.

Great post!  Flexibility to be able to bring my kids to school every day and spend as much time possible after school and weekends with them.

Are your living expenses part of the $100K or separate?  

You could leverage the $100K to protect yourself and gain access to funds needed.

Based on the points that you stated regarding family and relocating later, I would say FL without a doubt.
