Contact an independent Insurance agent in the Indy area, they have several companies they deal with and can get you a great deal.

@Ray Jansma- The Lowell market tends to be locals that grew up in the area. Something in the water keeps the locals from moving from away from there LOL. Its more of a Blue Collar community, although few do the daily commute to Chicago for work. Rents tend to be lower there than say Dyer or Schererville, but the costs of homes these tend to be a little lower.

Once other issue is your farm area? How long of a commute would it be for you if you self-manage? Also, during rehab, most of the big box hardware stores are a commute (30+ minutes) into Merrillville. Just a few things to consider.

@Paul S. As @Nolan M. stated, each property will have different Capex due to age of furnace, water heater, roof, AC, cabinets, etc. etc, etc.

@Trevor Rutherford- You mention that you can't get her forwarding address???? That's simple, just address an envelope to her (you can even put a blank sheet of paper in there) and on the front of the envelope write "RETURN SERVICE REQUESTED". If she put in a forwarding address at the post office, you will get your envelope back with the New address label on the envelope. It's that simple.

You think this woman is bad now.... Wait until she moves in and wants new paint, appliances, fixtures, roof, carpet, trim, and the list will go on and on and on and on. Ever see the commercial of the Energizer bunny... She'll keep going and going, and going, and going....

@Jason K.- I suspect "pocket investors". These are investors who are in the 'back pockets' of listing agents, especially the ones who deal with REOs. So, I'm assuming this is happening to you. The agent lets them know before anyone else about the upcoming listing, so they are able to make a decision before anyone gets it see it. Is it fair? No.

@Barry Christopher- I second the recommendation that @Travis Weldon- recommended for attorney use. You can go directly to his website and download the eviction forms and get started asap. He can usually get someone out in about 2 weeks!
