Anyone know if you have to pay 6% sales tax on new construction SFR in Florida, specifically the Bonita Springs area? I am looking to build new construction and not sure if I have a new house built, if there is sales tax on it?

I just had an applicant that I processed with Smartmove, and they were approved even though they were utilizing 95% of their credit! I always go through their report, looking for collections and late payments. That is what you can expect if they have collections and late payments, that you will probably experience the same thing trying to collect rent from them!

Interested in hearing from others regarding the returns on a Short Term (Vacation) rental vs. a long term rental. I just purchased a SFR in Bonita Springs / Naples (SWFL) area and am contemplating whether to rent it as a short term vs a long term rental. It's about 1 mile from Barefoot Beach, so I would assume it would make a good vacation rental due to the proximity to the beach. Interested on the vacancy rates for on-season and off-season as a Short Term. I looked at VRBO and there seems to be alot of properties that have pretty full bookings for on-season, but not so much for off-season. Can anyone provide some further insight? Would I have a better ROI doing Short Term or Long Term?

@Scott P.- Try advertising in your local facebook groups. In my area, there are several "rental' groups of people who join these groups that are looking for rentals. I just recently started doing this, and have had great results so far.

I have a 2 BR condo that only has a shower and it limits tenants with only older children because smaller children like to take baths. Is your property a house or apartment?
And yes, I put in a glass door to limit water damage. It had a shower curtain.

Alot of destruction in the keys.... I wonder how Monroe county will allow homes to rebuilt since every lot relies on the Point (ROGO) system. WIll they allow existing destroyed structures to be immediately rebuilt? And, for all the retirees down there, how will this impact them in terms of financially being able to rebuild? Thoughts?

@John Becker- How is your PM screening your tenants? Is he doing it himself, or using an outside company like Mysmartmove, etc? In Lake County, evictions and judgments are public record, so its pretty easy to do a quick check. If you PM me, I can provide you with a recommended PM.

Hey @Jordan Falls- I agree with Adrian. Most Tax sale properties are properties you don't want anyways. You'd be better off looking at either Wholesalers or MLS for possible deals. Do your numbers though to make sure there is enough "meat on the bone" to make it worth your while. There are still deals out there, just harder to come by and the ROI is less.

@Mark Smith You could use a pay-as-you-go internet device such as internet-go.com. This is a simple credit card size device that can be plugged in (such as in an attic or basement). It has its own password, so only the thermostat could access it . And, there's no monthly fees, only when you pull data from it.
