@Chaim Zigelman, I have 4 properties in Manayunk and Roxborough and have done really well there. There is a mix of young professionals and college students who flock to the area and provide for steady rents. I plan to continue on investing in these areas.

Sounds like you are in a similar situation as I was a couple years ago. I worked in finance after graduating college and purchased my first property in Manayunk making $650 a month after PITI while living there. Since then, I have grown my portfolio and recently purchased a triplex in Manayunk, living in one unit and renting out the other two. One of the reasons why I got my license was to be able to make multiple (low) offers on properties without having an agent get annoyed by the volume of offers- so I totally understand why we need to make multiple offers to secure good deals! Total rent is $1,570 with me living in there (I probably could have gotten a little more but I wanted to get it filled fast- which I did in 2 weeks). If I rented my place out I would estimate that I should get at least $2,200. I'm expecting PITI to be in the $1,300-1,400 ballpark when I refinance. The units consist of two 1BR apartments and one studio apartment.
When I refinance in August, assuming it appraises for $235,000- 80% cash out is $188,000. So i'm planning on taking that extra money to reinvest into other properties.

Purchase price: $110,000
Closing: $8,000
Rehab/holding costs: $45,000
ALL IN: $163,000
ARV: $235,000 (conservatively)
