but generally high equity is a favorite of mine. 150 plus units, older owners, owner managed are 3 big  things I look for

@Account Closed when it comes to direct mail I say just get it out and keep sending it out. Sometimes people get to particular with detail, but direct mail is a numbers game. I would keep sending out letters and track responses to see what works best. Your idea is a great start and you just have to work off of that.
