@Keith Scott it depends, what are you looking to accomplish? What are you real estate goals?

$26,000 a year for passive cash flow is pretty solid, if you 1031 the sale and you can get a return greater then $26,000 I would consider selling. Just be aware of what is your plan for the money?

@James Grant you don't want hard money on apartments unless the deal supports it. In today's financing markets you can get great rates and that is what I would try to secure. Clearly the deal needs to support whatever debt you want to secure. 20% is definitely a good number to assume, generally we are out of pocket 30% including capex, reserve, closing etc on our properties

@Sarann K. I have closed 4 loans with Arbor, I love them. Never have worked with assetavenue.com so I can't speak to their products. 

How many units? what is the purchase price? whats your plan for the property? I think if you can answer some of these questions you can get some better ideas of what type of loan you are looking for.
