Welcome to BP, this is a great website and resource for all real estate investing.

I am a full time real estate investor and we also lend money to other real estate investors.

Our office is located in downtown Upland, right next to you in Claremont. Come by any time if you want to chat.

Hi Ronnie,

Welcome to BP, this is a great tool with tons of information.

I suggest that as a beginner you take advantage of the free resources available here. There are several posts with recommended books for REI, search for them and do some studying.

Also, beware for seminars and gurus, there are some that are very very good but others to be careful with. Again do some research here on BP to see what others are recommending.

As a final recommendation, look for local real estate clubs here on BP or meetup.com. I suggest you go and check them out, find your favorite and attend. Its always good to connect with others in your local market. As with seminars there are some great clubs and some not recommended. Do your research.

Above everything, once you do some of the above take action, please do not be only a professional student of real estate investing...

Welcome to BP... this is a good place to check on other investment possibilities and due some due diligence but of course there are no guarantees.

However, you are in Los Angeles, as am I, how come you are not looking for rental opportunities here?

By the way, notice that the 1% rule does not mean that the rental property will be successful it is more of an efficiency tool, it is a filter by which you eliminate "opportunities" so that you can focus on the ones that look more promising but you should always do further due diligence.

I just looked at the info of this sale, it was a Kennedy Wilson auction for a probate sale but the MLS shows this as an active listing. If the ARV is 400k then this probably means that the buyer is an owner user, if it is an investor then he got excited with the auction, which for some sales that is the whole purpose of doing an auction, get people excited so they offer more.

We once did an auction on a standard flip just to see if the auction would bring a better buyer and in that specific transaction it did not bring a better buyer nor a much higher price. It may have been the timing...
