Do you invest yourself?
On our side, we invest by buying and selling, we own rentals and we lend to people who flip and own rentals. We work all over Southern California.
If you have any investor friendly deals send them over.

Welcome to BP, this is a great website and resource for all types of real estate investing.
I always recommend these 3 things to people beginning in Real Estate Investing:
1) Do a lot of research here
2) Do not spend a lot of money with coaches, it would be much better to put that money to work and learn from experience, I'm not against coaches or education, but you need to be careful as there are some that are really bad
3) There are many real estate clubs out there, visit them, select your favorites and meet other investors working your area. You can find info on clubs here and also you can look at meetup.com. Networking is key to success.

Hi Tory,
If you will be lending and securing the loan out of state, the law of the state where you are securing the loan would most likely apply, but I'm sure there are exceptions to this.
I would think that you need to check for the laws in Massachusetts also.
In California and in other states, but not all, you must be a licensed to secure loans with real estate, there are probably exceptions to this rule.
If you secure loans with real estate in California with a licensed broker, the loan is exempt from usury laws, again, there are exceptions to this rule like lending less than 30k in senior position (or less than 20k in junior position) and there is something that attorneys talk about regarding charging an unconscionable rate but that would be getting way too detailed...
Another important consideration is that if the proceeds of the loan are used for personal use or if the collateral will be owner occupied, then that triggers a bunch of other regulations, this is why most hard money lenders only lender for non owner occupy business purpose.

Good job on the first flip, a lot of us, lose money on the first one. So if you made some money on the first one that is not as bad as others.
I always recommend these 3 things to people beginning in Real Estate Investing:

2) Do not spend a lot of money with coaches, it would be much better to put that money to work and learn from experience, I'm not against coaches or education, but you need to be careful as there are some that are really bad
3) There are many real estate clubs out there, visit them, select your favorites and meet other investors working your area. You can find info on clubs here and also you can look at meetup.com. There is a FIBI in Pasadena that is good and Bill Tan has a club in Arcadia that is also good. Networking is key to success.
