The honesty @Mark W. shows during the showing is a real great move. Helps filter tenants, and tenants filter you! You might as well start with someone who wants to be there, and not get a surprise, or mad about the parking situation after a few months.

This is great! I love how you presented the story. I feel like you and I are the same guy, I just didn't figure out the contracting portion as fast as you. Took me nearly 6 months of lost weekends and holidays, plus a hot summer with no AC. Winton village is a great area, and I feel gonna be really hot this spring.

Seems like everyone's keyword search lit this up, and that shows how small a town like Rochester is. That certainly doesn't mean there are no deals though. I'm working through my first BRRRR right now in Irondequoit, and let me tell you, I wish I had done 4 deals this year! I certainly don't have the people or the systems setup yet to be able to handle even that much work. I am jealous of your situation. I need to get back into attending the FREIA meetings, as they are great here in Rochester. I agree with everyone's statements above. I also urge you to keep at it, as my grandfather always said, the harder you work, the luckier you get.

I have to agree with the general sentiment here. Rochester is a great rental market, but in general there is some significant inflation of prices right now. Its important to keep a few things in mind, we have old houses that will need work to repair, we have high property taxes (2-10x other areas), we have very diverse neighborhoods (street by street). We also have a great sense of community, some great employers, and a very strong rental market. My advice is to stay away from the war zones, make sure you have some cash to do the required repairs, and work with some good local people.
At the end of the day I want to see my community benefit from landlords by providing a needed service to clean up neighborhoods house by house and provide safe and healthy places to live for everybody. Good luck!

Hey all! I am working on rehabbing my first property and I have found I need a plumber. The SFH is in Irondequoit NY and it seems that the Sewer line is partially blocked. I need to find a plumber I can trust to send one of those power snakes through to the town sewer connection and clear the pipe. All of the house drains are quite slow. I do most of my own plumbing, fixtures and valves and the such, but a power snake and video inspection tool are required for this and I just don't have them. Does anyone have suggestions of who to use in the Rochester NY area? I work 9-5 so if they can do a weekend or evening that would be even better.
Also, I will be eventually looking for a guy to lay some Luxury Vinyl plank flooring in the house. Any suggestions for that as well?

As a follow up I am finally seeing some motion on the closing. From what I understand the hold up is on the county attorney. They (the judge) usually assigns a trial attorney to the property, and since they are always doing trial stuff and in court the real estate stuff is way down on their list of to do's. You basically have to have your attorney hunt them down and get them in person to commit to a closing date. Its quite a painful process.
