Per my note I would def suggest talking to them. Their online sheets are nice. Watch the numbers and you can make changes to them live for a more conservative approach.
I personally stay away from C properties starting out but depends on your finances and risk tolerance. The A properties are over 100k.

I bought a local condo maybe only 5-10% below market and I manage it for experience right now, then I started buying from turn key providers out of state. They can do all the leg work while I work my 9-5,6,8 job. I stay above 200 cash flow but the best property i have so far is the 1st one i bought.
My goal is to get to around ten good properties by next year.
Started learning to flip houses will do a couple of those on the side. Working to increase holdings in my area.
Lessons learned -
Do all the numbers yourself, Do your own Comps to get property value, some companies can throw some numbers out there that can look good until you start digging.
