@Dev Horn Thats why am learning to be flexible and understand the different exit strategies. It allows me to solve their problem and gives me an opportunity for a deal.

@Drew Oquendo You are right that what works for one may not work for others.

@Michael Quarles I also agree that having them sign the contract the day of the appointment allows no time for "extra thinking"

I am just trying to get an idea of what I would be most comfortable with.

These are all great responses. @Dev Horn My plan is not to solely survive on wholesaling, however use it as a jump start to other "products" as you say.

Does anyone ask over the phone if there are any existing liens or outstanding hoa fees?

@Michael Quarles Awesome! So if they give one "wrong" answer, you discount the lead?

Also, if you don't mind, what does the rest of lead sheet/questionnaire ask?

@Jerald Alford You need some more clauses along with that or instead of that to get you out with your EMD. For example:

Contract subject to partners approval (you don't need a business "partner" just a partner and the seller doesn't need to really know who your partner is. You "partner" could be your sister, brother, friend, etc. Point is, they said no so it no)

- Contract subject to an Acceptable Appraisal by Buyer (If doesn't appraise to buyers liking, you are out)

There are many more people have used to get out with you EMD.

@Sam Craven Great. So all of those documents are pre-filled and don't need to be specific for any property, as you write that in, the day you meet and make a deal right?

I am assuming the property walk sheet you fill out the day of?

Hello to all. I wanted to know how you all specifically pre-screen sellers? How do you decide to make or not make an appointment to meet? What do you need to hear from them to know they are motivated? 

I would appreciate specific answers, although I do know that we live in a relative world.

Hello to all. I wanted to know how many of you take your contracts with you when meeting with the seller. If you do, do you take them pre-filled or hand-write it in in their presence?

The reason I ask, is that I figured at times we may need to get a good idea of rehab cost, comps and ARV and it may take more time than allowed when meeting the seller.
