Determine how much you can spend a month on marketing. A good rule is spend however much you can spend a month for 3 months without getting a deal. Whether its bandit signs, yellow letters, postcards, etc just be consistant. Best of luck!

I just want to make realistic goals while staying consistent. I guess 5 deals and profit of 25-50k in first year is attainable working on RE on a part time basis.

@Michael C. I am in the process of putting my team together as we speak. I will be focusing on single-family for now, then slowly expand.

I was thinking of first year goal to be 50K. With each wholesale deal profiting between 5-10k.

@Russell Ponce Think big or go home they say. $100k in profit by year 2. How is that?

Hello everyone, I am in the process of completing my business plan. I have never done one and I am planning on jumping into wholesaling.

I am having a tough time figuring out a realistic first year goal for myself. I don't want to be too easy on myself, however also want to create motivation and drive for greater achievement.

What is realistic?

Thanks

@Alex Schmidt Are you able to do it on your own? Is the other person your spouse/partner?

I thought it was the buyers issue to retain financing after the specified term not the seller. Please educate me.

Lol. I like speaking unconsciously. It makes a difference and you never know what took place. People tell you everything you need to know, just pay attention to HOW they say it.

Yes. I was thinking more in terms of wholesaling.

@Matt Nehring So, no matter how small any consideration should be included in order to enforce the contract.
