@Jason J. When I switched to Cozy and one tenant squawked, I raised his rent $100 when his lease ended and then gave him a $100 discount for using Cozy. He switched to Cozy.

@Matt P. You asked why I think a small Multifamily Airbnb is not competing with hotels but condo Airbnb’s are. First, when I say small Multifamilies, I’m talking 2-4-units where the property used to be a single family home but has been divIded up into multiple units or was built as a duplex to fourplex but all the doors open up to the outside and you can get from your car to your door with minimum hassle. When I say condo Airbnbs, I’m talking the big high rise building wIth valet parking, a lobby, elevators, and probably a gym and pool area that you see a lot here in Miami listed on Airbnb. I’m sure in other markets, your condo Airbnbs may be more like the former rather than the latter, In which case these comments do not apply Think about it from the guest perspective. When you book a high rIse Miami condo on Airbnb, you usually pull up to a valet, the valet takes out all your stuff and parks your car. You go inside where there is probably a front desk you pick up your key and then take the elevators to your floor yoI go down a hallway until you reach your unit. The condo building usually has a gym and pool open for residents. This is all similar to the experience someone can get from a hotel. For the 2-4 unit, the guest pulls up to the house, parks in the driveway, walks maybe 10 feet to the door, and goes in. There may be a backyard and or a pool. But the experience is more like that of renting a single family home than a hotel room except that you may hear noise from other guests and may have to share the common spaces with other guests. I guess it’s more like a motel, but motels are usually not as nice and dont usually have multIple bedrooms. So there’s nothing in the commercial realm that is on par with the small multifamily. The only thing that can compete is the single family home, and those are just a lot more expensive per unit for the investor than a small multifamily. This is why the small multifamily Airbnb is my sweet spot for investing here in Miami.

@Victor G. I doubt your tenant would even notice, unless it impacts their life by e.g. being really noisy, but since you’ll be living there too, I’m sure you’d be able to nip any of those types of problems in the bud. Who’s to say you don’t just have a lot of friends from out of town who like to visit you?😊

@Olivia DeMarco If I were you, since you plan to live on-site and, I assume, manage the Airbnb yourself, I’d look for a 2/2 where you could easily turn it into 2 1/1s. I have a property that’s a 2/1 up top and a 2/2 on bottom. Luckily, each bedroom had its own bath and separate entrance so I turned the bottom into 2 1/1s. I make more money with those 2 1/1s despite neither having kitchens, than I do with the nicer 2/1 with a kitchen up top. In your case, 1 of your units could be a 1/1 with a kitchen. The other could be a 1/1 “hotel-style” (i.e. without a kitchen) or you could put a little kitchenette in there. Good luck, whatever you decide!

I would love to join a national Mastermind group. Count me in! I have 3 Airbnb’s in Miami and am currrently in the process of converting 3 more rentals from long term to short term in the Miami and Ft Lauderdale area. I also run a MeetUp group (something like a Mastermind group) in Miami/Ft. Lauderdale where vacation rental owners and managers get together once a month at the VR property of one of our members to network, trade tips on best practices for hosting, and exchange info on which Miami and Ft Lauderdale neighborhoods are doing well on Airbnb.
