Actually, it means you owe him a commission upon the sale of the property during the term of this contract UNLESS you contract with another broker BEFORE you sign this contract. I agree, though, that since they say 6% or $0.00, you just say, “fine, I’ll give you your commission of $0.00.” So it sounds like you’re good to go. I wouldn’t bring it to their attention because then they might revise the “or $0.00” part.

Find a GC who’s willing to put in the work for a cut of the profit when you sell? Whether that would work depends on how much work is needed vs your and his cut of the after repair value.

You could agree to his price but ask him to pay for all closing costs. When you’re stuck on price, it may be time to switch to terms or other items of value. For example, I’m in negotiations with a seller for a house right now and if we hit an impasse, I plan to meet her price but ask her to leave all the furniture (it’s for an Airbnb property so I need furniture and I know she is going to move in with her daughter so she doesn’t need furniture).

How about swap the kitchen and the dining room? The main issue with that is moving the plumbing for the sink. You don’t have a water line for the dishwasher or the (nonexistent) fridge, so it’s not as bad as it could be. Or open up the wall between the kitchen and dining room. Then you can keep the sink where it is and design the kitchen around it (e.g. put d/w, stove, fridge, and cabinets all along that same wall. Should be a big enough kitchen for a rental once that wall comes down.

I don’t think they’re doing it maliciously. I have Nest in my Airbnb guest house and have seen it down to 57 degrees for a whole week (what’s up with that?) I think a lot of guests get confused by the Nest. I’ve found that they’ve accidentally scheduled random temperatures at random times. I was able to go into the Nest app and “lock” the thermostat. You pick a range of temperatures that the guest can set it to (e.g. 65-75) but they cannot set it higher or lower than that range. Here’s the info from the Nest Help: Locking your Nest Thermostat in Heat•Cool mode When you set your Nest Thermostat to Heat•Cool mode you can choose a temperature range, your thermostat will heat or cool to stay within this range. The smallest range you can set on your thermostat is 2º F (for example, 68-70º F). When you use the Nest Thermostat or the Nest app to set the lock you’ll create a PIN, after you set a PIN your thermostat will be locked to the range you’ve chosen. You will not be able to adjust the temperature by turning the thermostat’s ring, and you won’t be able to change any settings from your thermostat without entering the PIN and unlocking it. If you need to change your temperature range or settings you can use the Nest app or unlock your thermostat.

PM me. I’ve got a GC I use to rehab. He’s doing 3 properties for me right now. And another GC who I haven’t used but came highly recommended for additions. If I ever do an addition or new construction, I plan to use this guy.
