@Brad Moore The last 2 properties I bought I closed under my LLC with a 20% down 30-year loan at 5-6%. Slightly higher interest rates than a loan closed under your personal name, but it was important to me to close under the LLC. Those loans are out there. You just have to keep asking around. Call the smaller regional banks. They're more likely to have the types of loans you want.

@Leora Merrell while I have the Schlage Encode WiFi locks on my Airbnbs so I can remotely change door codes between guests, I have the Schlage Touch non-WiFi locks on my personal residence. You can still change codes between guests. You just have to do it at the lock, so maybe you can get your cleaning crew to delete the old one and add the new one.

@David Sosa I’ve only been with one AirBnb manager for about 6 months and the other only about 1 month so we’re still in the bumpy “getting to know you” phase. Ask me again in 6 months! Then I’ll have real numbers to help me decide whether to go with one management company over the other, stick with the status quo, or go back to self-managing.

@Bruce Park I agree with everyone that you should put a mini fridge in each room, even if it’s in the closet. You could also use a cube fridge as a night stand if space is an issue.

@Bruce Park I don’t think business travelers would want to be in a shared space type of environment. I’m assuming your friend is catering more to the type of business person who will be working on their computer in their room the whole time, rather than someone who is, say, a traveling nurse or blue collar worker.

If the former, that type of person will want privacy. They will want quiet for themselves so they can work, but the ability to make call without having to worry about disturbing others. You say there isn’t even a place for a desk in their room. That means when they go to then bathroom, they have to take their laptop with them or worry about someone stealing it.

I would rethink who you are catering to. Shared spaces like what you are describing is better for people who will be away from the house most of the day and are just coming back to sleep.

I’m not sure if this is what your Chinese engineers are doing, but when my Taiwanese parents (small, Mandarin Chinese-speaking island off the coast of China) come to visit, they unplug the Roku in the guest room and hook up something called a Moon Box so they can get their Chinese language programming for free. It’s like a bootleg Roku or Apple TV. You pay once for the box, and then you don’t have to pay a monthly subscription for the shows. They always pack the Moon Box in their suitcase for when they visit. Your engineers might be doing the same.
