HI Nathan,

As of May 21, the official Colorado Department of Public Health and Environment website shows deaths DUE to Covid-19 as 1001 with positive cases of 22,797.  That yields a death rate DUE to Covid-19 of 0.0439 or roughly 4.4 %.  Where are you obtaining your statistics?

@Inder Bir Singh: I think I understand your concern, that you could transmit to your tenants.  I applaud your research into whether you could incur liability.

HI @Ben Vandorn,

For Durango, you may have a difficult time finding a broker to list your house on the MLS, unless you engaged that broker as an agent or transaction broker. Here's why: in Colorado, to have a property listed on the MLS requires a licensed real estate broker to list it, and the Colorado Real Estate Commission's position is that it does not allow a broker to provide limited services, like simply listing a property on the MLS. Instead, you would need to hire a broker as an agent or transaction broker -- roles in which the broker MUST provide other duties to you beyond simply listing a property on the MLS.

I don't know what New Mexico's rules are regarding minimal services like listing on the MLS.

Sharon B, did the article misrepresent the length of time that it takes to get an eviction?  It says that one proposal is to  increase the time it takes to file for eviction from 3 days to 10 days.

HI Sophie,

Our county (La Plata in Southwest Colorado) treasurer just presented an excellent overview of Tax Lien investing, and she analyzed 2016's average premium that won bids; it was 4.16%.  So her ( Allison Aichele) recommendation was to you would most likely win if you offered 5%.

Hi Sean,

I did a FSBO about 4 years ago before becoming a real estate agent. I searched the web for 'flat fee listing' companies to list it on the MLS. Listing it on the MLS gets you much wider exposure than Craigslist. For showings, I found a showing service that for $100 would allow the buyer's agent to schedule showings online; you as the seller never needed to be present.

As for the contract knowledge, be sure to check the DORA website and you'll need to fill out the seller's property disclosure. When I received an offe on my FSBO, the buyer's agent sent me the contract and other forms I needed to sign and it was all done electronically.
