Hi @Jon Holdman that's the one. The seller dropped the price a few months back and anytime anyone has made an offer even 1 penny under asking he's said no. I believe that's why it's not sold yet.

@Jon Holdman Yes it's cash.

@Gautam Venkatesan Good idea. It's between 11th St. and 13th St. on Parker Ave in Indianapolis Indiana. Here's a link to in on Google Maps https://www.google.com/maps/place/E+11th+St+%26+N+Parker+Ave,+Indianapolis,+IN+46201/@39.7825224,-86.1137654,17z/data=!3m1!4b1!4m2!3m1!1s0x886b503803dd1c75:0xd1aaf90f95c90f78

Hi All,

I'm really new to all of this but got brought a deal I may be buying. I'm flying to Indianapolis next week for an inspection but wanted to know what you all think.

It's a 1920 single family residence 3 bed 1 bath, in what I believe is a C neighborhood of Indianapolis (I'm from LA and it looks like a B area to me). It is $22k (yes that's the price) with a tenant paying $650/month and she is in a lease for 10 more months. I've run the numbers to the best of my ability and I come up with an annual gross cash flow of $4050 or $337 monthly.

Is this a good deal?

Thanks in advance for your input.

Thanks @Jon Holdman, that helps. I suspected that's what it was but wanted to be sure. So I should bring a General Contractor with to do an inspection prior to buying a house I assume?

I'm getting close to buying a SF in Indianapolis and I just want to make sure I'm getting a good deal. I'm very new to this so I'm not sure what the appropriate thing to do is here. Can I ask what people think of the deal if I post the details?

Thanks Everyone.

What is the difference between a contractor and a general contractor?

Also can anyone make some recommendations for Indianapolis?
