Do we need to get our assignment contract notarized?

Do we file it at the courthouse or give it to title company or what?

I'm probably going to search out private funds for my sub to deals and put a rent to own tenant buyer in them and just wholesale other deals.

I just read this article

and it talks about how if the investor that we assign the contract to screws up/goes bankrupt then we can be sued by the seller of the house. How can wholesalers protect themselves from this?

dont just use zillow. Use realquest and yahoo.realestate.com and cyberhomes.com to get you 4 values. Then average them out.

Than merril just gave a presentation to our investor association and he told me he just moved to san diego from the east coast. I asked him why and he said it's one of the best parts of the country to do deals.

"Buying Real Estate Without Cash or Credit by Peter Conti and David Finkel" is like a bible to me. Pretty much the best introduction you're gonna get and includes scripts.
