I just learned this at a seminar yesterday. The speaker said he starts getting good response at 4 months. So I'll probably wait till the 3rd month and do 3 mailings once a month.

I haven't marketed to this yet so I don't know exactly where to find the addresses of the decendants, though I'd be interested.

I recently was at a seminar and the speaker said he has much better success in the 4th month or so after the person dies, as it takes about that long for the people to grieve and then be interested in selling.

So basically every time I want to buy a house I'll set up an appointment and then the sellers say "ok yes we want to fill out a contract" and then I will have to say, well sorry, a notary is required, so I'll have to track one down or you'll need to travel with me to go to one? Or I could always say "I expected you'd say yes, so I have one waiting in his car outside your house I'll bring him in"

Begin by being a wholesaler. Save up all of your wholesale profits. When you find a really good deal / one you'd want to live in, move into that one. Keep lease optioning/subject to'ing properties using your 20k for things like making up past due payments on foreclosures, or the small downpayments you may be forced to make when you can't get away w/ nothing down.

Besides being able to write off the mortgage payment, if the property appreciates in value and you live there 2 years, you won't pay any money in capital gains tax.

Buying Real Estate Without Cash or Credit (Paperback) by Peter Conti (Author), David Finkel (Author)

It used to be that you could buy a property for (After repaired value - cost of repairs) * 70% but now with the economy the way it is, it is more like 60%

I would recommend this book:

Investing in Duplexes, Triplexes, and Quads: The Fastest and Safest Way to Real Estate Wealth (Paperback)

Once you get over 4 units, it's a whole different ballgame. You may want to keep to 3-4 unit properties till you get more knowledge.

As far as a plan, download freemind brainstorming software to help you get a visuallization.

I just went read the articles at

and it suggested asking a title co. to get a list of absentee owners to save money over a regular list broker. Will the title co. know what I'm talking about when I ask for this? Any tips for dealing w/ the title co when asking for lists? What other lists have you gotten from your title co?

Maybe it should be his vision. The top traffic sites on the internet get that way by providing something for fee that a lot of other sites charge for. If this site provided a whole bunch of free scripts and marketing materials and other resources that all the other sites are charging for then maybe it would attract a lot more members.

Don't be offended for me asking for what others may be to afraid to ask for. If 9/10 investors keep their "guarded secret marketing" to themselves that's fine, I'm looking for the 1/10 who are willing to share. By the way, I did say "proven materials" so that hopefully would screen out anyone who hasn't tested them.
