Daniel,

I believe the advice of the real estate gurus telling you the steps to take to make you money in real estate will make you a lot more money in real estate than reading about a millionaire next door or babylon. Go out and make $50,000 at a job, then "waste" $25,000 on every guru course out there, then actually do what the best one says, and make $1,000,000. You'll be way ahead doing that than reading any of those books.

Anyone who doesn't think $1,000 course is worth it to make 1000 times that is forgetting how much people pay to attend universities all around our country and how little they make afterwards.

I think one of the main things that would make than's or anyone elses courses worth buying are for the proven direct mail pieces and the software. I have yet to buy any courses but whichever one I first decide to buy will definitely have both of these two. These are things you generally don't get in $15 books.

It may depend on the state, but I would try first american title if you haven't yet. It seems to me that they specialize in lists like this more than other companies. It was pretty easy for me to get a rep to offer me a list. Just make sure you know the specifics of the list that you want.

I read in a book that it can be a good idea to tell the seller all of their solutions one of which is a loan modification. It said to call their bank right on the spot and talk to them for the seller.

What experience do you have doing this and what do I have to know/be careful of regarding the process?

Wholesale investors sometimes get $2,000,000 homes for $1,000,000. It doesn't matter if the house costs $500k use the same % discount.

Not everyone has enough money for a radio/tv/billboard campaign when starting out. In fact most experienced real estate investors say to do all of the free/low cost methods first and then only do those ones later on.

Why are you drooling?

Also, I heard the suggestion of riding around in a bike & looking for vacants. You can put it in your car/truck & get out & ride.

I'm a bit too lazy to do this. I recently contacted a title co. to provide me w/ a list of vacants for a direct mail campaign.
Do you guys thing that list will be that much lower quality then making my own list going through neighborhoods myself?
