Quote from @Brandon O.:

We have a partially complete 4 bedroom new home build in Cape Coral and are considering changing contractors. Doors and windows are in and we are in rough mechanicals. Does anyone have any recommendations for quality contractors? Thanks in advance!

There are a few builders having issues. Some will make it, some will not. For some of the builders, this is not the first time they have done this, lol.

Make sure you do plenty of Due Dilly on the next, so you are not jumping from the "frying pan to the fire" so to speak.

How far along is the build?

Cape Coral has changed so much in the last cycle. There are a lot of opportunities but also some pitfalls.

If you are buying land, watch the environmental. Also, take note of the UEP zone.

Quote from @Yana Rishkovoy:

Hi all,

Our new build will be finished in Cape Coral in a few months and I'm shopping for insurance quotes. Can you help and clarify what type of insurance I should have? Is it both liability and property coverage? Is it the same as umbrella insurance? thank you!

You should have a layer of insurance. HOI and a general liability policy. Also, require the tenants to have renters insurance.

This issue is about to be forefront, as many such groups are on the same trajectory.

All three of the markets are the same with little nuances. Check out Lehigh Acres as well. Feel free to reach out

Quote from @Chris Rogers:

I am based in SWFL and I am very interested in potentially getting into my first rental property in Valdosta. Would love to pick anyone's brain who is involved in that market if you have the time!
