Operating as a real estate investor from the late 1990’s to 2014, Joel Kraut managed to purchase, renovate, and sell more than 100 houses in the Tri-State area, including the Philadelphia markets of Northern Liberties, Fishtown, Point Breeze, Newbold, etc. As an active investor, Joel Kraut scaled his portfolio to include 144 buildings home to over 1,000 tenants – nearly all of which were acquired within a three year span. Unlike most investors, Joel self-managed his entire portfolio, an experience that now informs much of the internal valuation methodology employed by BrrrrLoans. Throughout the early 2000’s, Joel Kraut built 185 single-family “McMansions” and 61 townhouses throughout the Tri-State area while serving as a partner in a mid-size, New Jersey based general contracting and remodeling company. Given his comprehensive background in completing extensive renovation and construction projects covering everything from fire restoration and vanilla home extensions to ground up construction of vertical condominium buildings and multi-millions dollar homes, Joel Kraut’s track record affords BrrrrLoans the ability to continuously improve its business model and practices by concurrently drawing upon the perspective of a borrower, contractor, and fund manager.

In the wake of the 2006 financial crisis, Joel initiated the liquidation of his real estate portfolio and turned his attention towards private lending. In his capacity as a one-man operation, Joel Kraut participated in the origination, underwriting, and funding of well over 1,000 loans secured by collateral throughout the Tri-State area. In doing so, Joel developed a reputation as the 360 degree solution to privately funding just about every type of property for every type of borrower.

  2. Can independent agents get quotes from all these companies, or do owners/landlords need to contact some company agents directly? Which ones?
  3. What is your insurance rating? What factors are considered and how can you improve it?
  4. Do catastrophic/hurricane claims inhibit your ability to get insurance?
  5. Is Citizen’s insurance a good option? Why or why not?
  6. What about self-insuring for property losses?
  7. How are some independent insurance agents better than others? How should one go about selecting a good agent? How can you move your business between agents?
  8. Is flood insurance worth it? What to know about flood insurance.
  9. Briefly, what changes were recently made to Florida insurance laws and will they help lower insurance costs?

Brian Chapman, Jr. is a lifelong resident of Southwest Florida and one of three siblings in his family to graduate from Florida Gulf Coast University (FGCU). In 2009, Brian founded Chapman Insurance Group, a Southwest Florida Independent Insurance agency that provides insurance products for both commercial and residential insurance in Florida. Brian was appointed by Governor Rick Scott in 2011 to the Board of Trustees at Florida Southwestern State College and served as Chairman of the Board of Trustees until 2018. He and his wife, Julie, are parents to their five beautiful children Cade, Ellie, Ty, Adlie, and Oaklie and are currently residence in Fort Myers in the Whiskey Creek community.

Brian is active in his church, local little league, and loves the “salt life” that Southwest Florida offers.

I grew up right here in Lee County, FL (not many of us left). I graduated from Kaplan University in 2012 with a bachelor degree in accounting. In 2016, I decided to change course and join the insurance industry. Cubicle life was not for me lol! I started off in the supplemental arena (Aflac) and within seven years, I’ve added private health, P&C and Medicare to my tool belt with mentors along the way.

Seeing people treated like numbers, the headaches and stress of filing a claim — I knew I could make a difference. Since then, I have been passionate about going above and beyond to deliver great quality service to our customers, giving them the peace of mind they need.For over 7 years now, my main goal has been to ensure my customers have the proper protection they need in all areas that affect their everyday lives. Topic: Update on Fort Myers Beach

Speaker: Dan Allers, Mayor Fort Myers Beach.

Dan Allers was born and raised in Minnesota. Growing up working on local farms, he learned the value of hard work at a young age. As one of seven brothers, he would be the only one to graduate high school and attend college.

After working for Home Depot as department manager, Dan formed his own construction company in 1998. As an owner operator, Dan managed every aspect of the company from Accounts Receivables to Public Relations to Business Development. He understands what it takes to balance and retain a healthy bottom line for budgeting and provide clients with the service and results they desired. Currently, Dan is a Project Manager for a local lighting and shading company, overseeing design and implementation of various residential and commercial lighting and audio-visual projects.

In 2012 Dan relocated to Fort Myers Beach and immediately immersed himself in the community by becoming a Chamber of Commerce Ambassador, where he worked to promote events that enrich our sense of community. He was appointed by the Town Council to the Bay Oaks Recreational Campus Advisory Board (BORCAB), where he served for two years. Prior to being elected for Town Council, Dan was appointed to the Local Planning Agency. As a licensed boat captain, Dan is helping fight our water quality issues as a member of Captains for Clean Water.

Dan and his wife Megan can often be found volunteering for local events, seen with friends supporting our local businesses, or enjoying our beaches and waterways by boat with their dog, Foley.
