run numbers on potential deals you see online too.  You don't necessarily have to go see every property of potential interest in person.  Especially before you know if the numbers are decent.

@Doug Bryant - welcome and congrats on getting started!  I suggest you look at lots of deals and run lots of numbers before jumping too quickly to buy the first one.  Looking at dozens or even hundreds of potentials will help build your knowledge of good and bad areas, deals, etc.

Well done @Rob Barry!  Would you mind sharing who you are using for property management that gave you such a solid deal?

@Dean Kamak will you be investing from Israel or are you physically in Atlanta now? Different parts of ATL will give you different results (ROI on cash flow, appreciation potential, easier/harder tenants, etc.) so it really depends on what your goals are. Put yourself in the path of looking at as many deals as you can to get a feel for what you may like best.

Congrats @Rodricous Cannady!  Taking that first step is a big one.  You'll be happy you did.  Finding good flip deals is getting harder in Atlanta.  Be sure to open lots of paths.  Wholesalers are often a good source for off-market deals.  Don't limit yourself to just listed properties.  Good luck!

@Granville Dennis - looks like you produced a nice product in the end.  you're right, there's just no better teacher than getting in and doing it.  It's great to see that this 1st one didn't discourage you enough to make you stop pursuing success.  What part of town was this property in?  where are you looking to acquire new deals?

There are definitely still deals in Atlanta.  Though I don't know other markets and I'm sure there are others that are better (aren't there always? I've personally thought of looking in Memphis & Indy too but they are also getting investor-heavy it feels), if Atlanta is what you've chosen there are deals that work.

Everything in the SW ATL area is heating up.  Have to be careful not to overpay, as some folks seem to be getting a bit ahead of the market in my opinion.  But that region is good, with some pockets better than others.
