Hi @Jason Tucker,  I assume those you mention who "don't understand contracts or deals" are not the good wholesalers, right?   Everyone goes through a learning curve in any new endeavor, but understanding contracts and deals would certainly separate the good from the bad in my opinion.  Of course what is not a deal to one person is often a deal to another, so opinion and business model also come into play.

Good luck getting started Jarvis!  There are deals out there but it takes more time and effort and marketing $$ than many realize.  Stick with it!

@Holly Schuler One way is to see who talks about wholesaling in forum posts and if they have a website in their signature or on their profile page at which you can sign up (like I do).  I would also suggest you attend the local real estate investors meetings like those put on by www.atlantareia.com and www.mygareia.org.  You'll meet wholesalers in person there and (maybe more importantly) get to know other landlords from whom you can learn as well.  Good luck!

@Holly Schuler I would also encourage you to get on a couple wholesaler's buyer's lists so you can see more off-market property opportunities. A 2/1 in 30032 that's not on the MLS is going to be under $50k virtually every time - sometimes way under.

@Brandon Davis, check around for wholesalers with links to their website in their signatures.  You can probably sign up for their buyer's lists there and start looking through properties they send out.  Also, go meet them in person at the local REIAs and meetups.
