Full disclosure, I do not own property in Athens but think it is a booming area. The recent addition of the Toyota-Mazda Plant ($1B investment) , Target Distribution Center, Polaris, etc... are all within driving distance of Athens. Plus its an easy commute to Huntsville and Decatur as well.

The drive to Huntsville and even Redstone Arsenal is relatively easy and most are along major highways that feed into the Arsenal. I know people that live in Fayetteville, TN and make the drive for example. The Hazel Green area definitely has a lot of building especially by the high school on 231/431 that is diagonal to the Walmart SuperCenter.

We have an investment property on the bottom floor of condominium 8-plex. A leak is coming from somewhere above our unit in to the kitchen and trying to determine who would be responsible if the water comes from another unit?

We have been investing in the Huntsville area for the past few years. Most of the in person meeting groups are not meeting now that I am aware of at this time. I have leaned on the Huntsville forum and spoken via phone and Zoom meetings with some other investors from around the country.

Is anyone getting rates below 4% ?
I use a local bank and get 4% on a 3yr fix 20yr amortization or 4.4% on a 5yr fixed same amortization schedule. Feel free to reach out if your seeing better terms with no points.
