Hi 

I don't live down there (my office is in Tampa) but we occasionally buy Bradenton REOs and resell them to investors down there. One of the locals sent me this info. Hope it helps.

We're killing it here in Tampa. 

Got more properties than REAL buyers though! Seems like 9 out of 10 calls I get are from wholesalers or people trying "No Money Down" techniques. 

We've been doing well buying REOs and then reselling them to rehabbers.

Some agents will charge you a commission, and some will charge their buyer. Just depends on the agent. Agent/investors are used to this sort of arrangement, but it may be hard to convince a traditional "retail" agent to work with you.

I wouldn't rip over a nickle to get to a dollar. If you're going to make $15K or more flipping the house I wouldn't pass it up because the seller is a butthead.

Also remember that there are a lot of good people who have to live in "bad" areas. They are potential tenants for your properties.

HI Cynthia,

We have long terms plans (within two years) to open an office in Orlando, but its about an hour and a half from Tampa Bay, so I am not familiar with it.

I've sold quite a few sinkhole houses to landlords who just fix and rent them.As long as they're fixed correctly and have an engineer's report, insurance companies will insure them and you can even get mortgages on them again. 

I have two really good sinkhole companies that I call when I'm going after a sinkhole house, so let me know if you need their info.
