If you're looking for leads via mail you need to be sending out 500 per week, and most people need to get at least 3 mailers from you before they reply. Its a numbers game for sure. 

Keep following up. Follow up more than the other 100 - 500 people in your area doing the same thing.

Sorry - hit post reply before I finished. Before I really consider a property I also get in MLS and look at active listing comps, and even expired and withdrawn listings to try to figure out why they didn't sell. Lastly I check MLS for price reduction comps too, but there's usually not many of those.

Anyone can get a Real List account - Its the same thing the Pinellas Realtor Association MLS links to. I pay about $1000 per year to them as part of my Realtor dues and do comp properties for free when I'm acting as a buyer's agent. Comping a property is an art - especially in this market - and takes some time.

A comp report is just a start to comping a property, you also have to get out there and drive the comps to see how they actually compare to the property. 

Don't just rely on "solds" either...

If the guy seems shady to you don't ignore your gut feeling for the sake of a deal. I'd get inside and also have a title search done.

Of course wholesales exist - right here in Pinellas and Pasco Counties. To stay with your mystical creature theme, you just have to kiss a lot frogs before you find your prince/princess (or in this case wholesaler).

You'll have to check your listing contract or with your agent about selling it on your own. I know when I list a property with Florida's MLS it automatically goes to Realtor.com and other syndicated sites - with the owner's consent of course. Things may be different in CA.

Facebook with before and after photos as Gavin suggested - the targeting is sniper-like, and cheap. We're not talking about posting pics of puppies or selfies you took at the gym, so don't think of it as wasting time - its business.
