I wouldn't hold the to the lease and I'd probably give them their security deposit back if/when they leave the unit in move in condition.

You can lock up the property but make sure you and a subject to inspection clause. Then have a professional termite inspection done. You can decide after whether to cancel the contract or adjust the purchase price.

Try finding a local real estate investment club and attend a few meetings. You can get started by "bird-dogging" for investors at the club. I wish I would have started when I was 18 - good luck.

You're both on the right track in getting your license. Pound the pavement and get in with a go RE firm.

The high prices in your areas also equal bigger commissions. Live as cheaply as you can, and save as much of those commissions as possible to bankroll your REI.

Your licenses will also lead to contacts, which of course lead to opportunities - especially when the investors in your area get to know you.

It won't happen overnight, but its worth the effort.

I'm an agent, former police officer, and until recently I taught Florida concealed weapons permit classes, and usually had a couple Realtors or agents in class on a weekly basis. 

If you live in a state that allows you to exercise your 2nd Amendment right, and if you're willing to get the proper training, I'd suggest getting a permit to carry a handgun. 

If you don't want to carry a firearm, I'd suggest pepper spray at the least, or better yet a Taser Brand C2 Taser if they're legal in your state. 

You could also look into a self defense class, I'd suggest Krav Maga.

There's a company teaching a class called "Real Safe - Self Defense for Realtors". Any training is better than none.

Be safe

We do in Florida but its never a problem. Lots of Realtors are also investors.

Sounds like you should move on to another wholesaler and property. Someone has to pay those back taxes at closing, and guess who that will be. You can always have a title company do a title search on the property of you've checked the comps yourself and if the numbers work.

I just moved my real estate business (and wife, 2 dogs and 2 cats) from Pinellas County up to Pasco (Hudson) because of the huge potential here. 

I worked Pasco exclusively during the good ole days 2005-07, and see that things are heating up again. 

I'm a licensed agent and investor. I understand that two, three, or four heads are better than one, as long as nobody gets greedy or lets their ego get in the way.
