The number one thing that beats any map is coming to Milwaukee, driving to neighborhoods, getting out of your car, and walking around the neighborhood you are thinking of investing in.
"getting out of your car"... in Milwaukee? That's a good one! HAHAHA

Also check out CrimeGrade.com. They do show a crime heat map, but I am having doubts with the accuracy of the data.

And I agree, the jury is still out on crimegrade. I liked Trulia's crime mapping better but maybe I was just more used to it. There were times I questioned the veracity of its data as well.
Post: MF listings that ARE NOT really multi-family

Okay BP fam, anyone else notice the increasing trend of local agents listing single family; row houses, townhouses, condos, and even completely detached SFR's, as multi-family in addition to their actual designation? My guess is that the agents who do this are trying to get more eyeballs on their listings. But it's infuriating! And I'm seeing it happen in more and more markets. I just did a search where the results showed 46 multi-family properties and after sifting through them all there was really only 2. And neither of them had words like duplex, triplex, etc. in the description so they wouldn't have shown had I tried searching keywords. A year ago, this wasn't an issue for this particular market.
So my question is... if looking on your own, what are you guys doing to find multi-family properties when encountering issues like this? And yes I do work with agents who send me listings, but I still like to be on the hunt as well.
Thanks in advance for your feedback, happy hunting friends!

They SHOULD cancel your agreement! Who in the world would want to work with you in the future after this? Good grief, you need a serious reality check!

So how did it all shake out with them? They’ve been on my radar as a possibility.

@Courtney M. What market are you focusing on? Do the numbers work in Elsinore or are you looking farther out?

Yeah, it really bugs me when I see posts like this! It's pretty disrespectful to the bigger pockets community, IMO.

How on earth are you justifying 97k for this property? This can't be real!
