So I'm assuming youre saying that you don't want to do Short term rental because of the permits, correct?

I'm not an expert but based on my personal knowledge. I would open a separate LLC or fill out some type of paperwork stating that you are working with Airbnb now. Your current LLC falls more into the Real Category while Airbnb deals more with Hospitality. Two different professions.

 Also as a Host, you are protected in 3 different ways:

1. Airbnb $1 million host guarantee

2. Renter's Policy Insurance

3. Homeowner's Insurance ( Update your insurance; inform your insurance that you are doing Short Term Rentals.

Try to make yourself stand out as much as possible. You are in a very saturated location so competition will be tense. Would love to look over your property listing if you'd like so I can give you some more detailed advice

If the guest is in town for a special occasion you can provide a decoration service. For example: A couple comes into town to celebrate their anniversary, you can provide them with a little romance package. Decorate the place into a romantic getaway. 

Provide an Instacart service , transportation from airport, etc..

Maybe get some electric scooters or bikes and just charge the guest by the minute. Less cost effective. Just gotta let the guest know you are not responsible for any injuries.

Maybe you can do something similar to a Lime or Bird Scooter. Where the owner pays for the amount of time spent on the scooter. Im sure it wouldn't be as cost effective as a golf cart. You just gotta let the guest know youre not responsible for any injuries. 

It also depends on how your property's location.

Yup I think Virginia is the best location for an Airbnb if you are looking to open one in the DMV

 Honestly I would say just try it out for 1-2 months and if its not creating a huge difference then just cut it off. Everyone has different experiences with everything.
